1 Choose Your Block of LandThe first important step is to ensure the house design you want, is suitable for your block of land. Check with the Coral Homes sales consultant for some ideas on house designs, position and some special clauses that you may elect to add to the land contract prior to signing just for your protection. |
2 Preliminary EstimateIf you wish, your sales consultant can prepare a preliminary estimate for you. We understand you may like to make some alterations to one of our standard designs and we allow you to make up to ten changes. After your approval, an initial deposit is paid to obtain a soil test and contour survey. The soil test is completed (to Australian Standards by an independent certified engineer) to ascertain if any special foundations are required. A contour survey (to Local Council requirements by a licensed surveyor) is required to determine the extent of earthworks required, driveway gradients, house positioning, water run-off and location of underground pipes etc. This information is required to provide a tender letter including fixed price site costs. All monies paid for this work are deducted from the contract price. |
3 Design & Inclusion ModificationsNow is the time for you to finalise any changes you require to your new home. Try to keep these changes to a minimum to avoid delays and frustration during this process. Your sales consultant will then order a written tender (including fixed price site costs). Check that all requests have been included in this tender. If you have any concerns please raise them with your sales consultant. |
4 Contract Order & Plan DrawOn finalisation and acceptance of the written tender, the next step is to order the contract and have the plans drawn. |
5 Signing of Contractual DocumentsCoral Homes will prepare the building contract, which will be forwarded to your sales consultant for signature. Your lending authority will request a copy to process your loan application. The executed building contract together with the balance of deposit must then be submitted to Coral Homes Head Office. At this stage you will be asked to pay a further deposit. All monies paid for this work are deducted from the contract price. |
6 Plans Submitted To CouncilWhilst you await formal home loan approval, Coral Homes will begin to prepare a building application to lodge with council. When your home loan has been approved and you have paid the full balance of deposit, we will pay the relevant fees and insurances and lodge your plans with council. |
7 Colour SelectionWhilst council is approving your plans, it is time to select the colours of your new home. By contacting one of our colour co-ordinators a mutually convenient time and place will be arranged for you to select your colours. |
8 Start Of ConstructionConstruction of your new home will start when Coral Homes Head Office has received the following documents. A) Council approved plans B) An authority to commence construction from your lending authority C) A colour selection with all variations signed. D) If paying cash, proof of land ownership and a joint cash management account must be opened. E) Proof of owners capacity to pay the price of works. |
9 Construction PeriodCoral Homes encourages client involvement during construction by providing you with a construction key. This allows you total access to your new home while under construction. In addition to this you will be allocated a Senior Building Supervisor along with his mobile phone number to ensure a smooth and worry free construction. As added insurance Coral Homes has a Customer Enquiries Department. If you feel that there is an issue or problem you cannot resolve with your Building Supervisor, please feel free to contact our Construction Manager or Coral Homes' Head Office. |
10 Taking PossessionWhen all works are completed, you will be invited to inspect your new home with your building supervisor. When you are satisfied with your new home and we have received your final payment, we will present you with your personal keys. |
11 Quality ControlPrior to the expiry of your six month maintenance period Coral Homes will send you a Maintenance Request Form. If there are any repairs which need attention, you must complete this form and return to Coral Homes' Head Office. On receipt our maintenance officer will then contact you to arrange a mutually convenient time to address these concerns.
